Do you replace a real estate agent?
No, we’re not a real estate agency.
We are a design-led marketing studio that works alongside agents or directly with owners, depending on the situation.
If you already have an agent, we complement their efforts with high-end marketing and international exposure. If you don’t, we help match you with buyers directly and liaise with trusted professionals.

Can you still help if I already have an agent?
Yes.
We regularly partner with agents and offer co-marketing support. You can choose our Mid-Tier package (3–4%) or opt for à la carte services to enhance your listing’s visibility and appeal.

Do you handle legal paperwork?
No.
We are not licensed brokers or notaries. We focus on presentation, outreach, and buyer connection. When it comes time to negotiate or sign, we connect you with vetted lawyers and agents who can handle all legal aspects.

I live abroad — can we still work together?
Absolutely.
Many of our clients live outside Spain. We work remotely via WhatsApp, Zoom, and email, and manage everything needed to market your home. You do not need to be in Málaga or Marbella.

What if I already have photos?
If your images meet the standard, we’ll work with them.
Otherwise, we’ll recommend a light touch-up or a full reshoot — especially if your listing needs a luxury look to attract the right buyers. High-end visuals are key to standing out in a competitive market.

When do I pay?
Commission is only paid upon successful sale and invoiced either directly to you or through your agent.
If you’re not under a commission agreement but want creative help (e.g., a photo shoot or social media launch), we invoice upfront for those services.

Is VAT included in your prices?
No.
VAT (21%) applies to all services for Spanish clients, unless you’re legally exempt.
If you’re an international seller with a valid VAT number or using a Spanish agency for the transaction, reverse-charge may apply. We’ll clarify this during onboarding.

What if I only want help with photos or Instagram?
That’s fine!
You can choose à la carte services without committing to a full commission agreement.
This is ideal for those wanting a one-time branding push or visual upgrade before going to market.

How long does the process take?
We usually launch your listing within 7–10 business days once we receive all materials and approve the strategy. Sales timelines vary depending on pricing, presentation, and demand, we’ll be honest with you throughout.

Where do you offer your services?
We currently focus on properties in Málaga and Marbella, but we also consider special listings in nearby Costa del Sol areas. If you’re unsure, just send us a message, we’re happy to discuss.

Can I market my home from abroad?
Yes.
Most of our clients are non-residents or international sellers. We offer remote onboarding, handle photo/video production locally, and keep you updated throughout, all via WhatsApp, Zoom, and email.

How do I know what commission tier I need?
We’ll guide you.
After a quick discovery call and property review, we’ll recommend the best tier — Lite (2%), Mid (3–4%), or Premium (5%) — based on your marketing needs, whether you have an agent, and the level of involvement you want.

Can you help with rentals?
Yes.
If you’re looking to rent your property mid-term or long-term, we can support with branding, visuals, and lead generation, especially for international tenants. Note: we do not manage contracts or tenant communication.

Each listing includes a custom strategy session where we align on pricing, buyer profile, and visual direction. You’ll get a clear roadmap and full transparency throughout.

Absolutely.
Through styling advice, content upgrades, and smart storytelling, we help your property stand out visually and emotionally, which can lead to faster sales and better offers.
