    Policy:

    À la carte services are billed in advance and non-refundable. If you choose to upgrade to a full commission model later, we’ll deduct any previously paid services from your final invoice where applicable.

How It Works

A simple, human process — tailored to each property.

  • We start with a quick WhatsApp chat or call to understand your goals, timeline, and the story behind your home. No pressure, just clarity.

  • You send us photos, links, or videos. We assess market fit, advise on pricing, and agree on the best marketing tier for your needs.

  • Depending on your chosen tier, we coordinate the visuals, from photography and video to Instagram storytelling. All content is design-directed and trilingual (EN / NL / ES).

  • We publish across Instagram, private buyer channels, and our site. You get a real-time dashboard to track interest and leads.

  • We filter all inquiries and liaise directly with you, your agent, or your lawyer to ensure only serious buyers are introduced.

  • Only when your home sells, we invoice the agreed commission (2–5%). Buyers never pay us. There are no upfront costs unless you choose à la carte support.
